Position Summary Elite Developments is seeking an experienced Senior Project Manager to lead complex planning applications for residential and commercial development projects. This leadership role focuses on overseeing the full development approval process, from pre-consultation through to building permit issuance, while ensuring projects are delivered on time, on budget, and in alignment with municipal, regulatory, and business objectives. Reporting to senior leadership, the Senior Project Manager will be responsible for managing multidisciplinary consultant teams, navigating municipal approvals, controlling soft costs and schedules, and maintaining strong relationships with all project stakeholders. This is a full-time, in-office role suited for a seasoned qualified with deep experience in real estate development, municipal approvals, and project leadership. Key Responsibilities Project Leadership Lead the planning, design, and development process for residential and commercial projects from post-acquisition through to the start of construction Oversee projects through pre-consultation, design development, applications, approvals, and permitting stages Design Management & Coordination Oversee the design process with architects, urban designers, and consultants Ensure design concepts align with zoning, municipal guidelines, project objectives, and market positioning Review architectural drawings, site plans, and consultant deliverables for quality, compliance, and constructability Guide design decisions to balance aesthetics, functionality, cost efficiency, and regulatory requirements Coordinate revisions based on municipal, community, and stakeholder feedback Municipal & Regulatory Approvals Manage all municipal approval processes, including:



Official Plan Amendments (OPA) Zoning By-law Amendments (ZBA) Draft Plan of Subdivision Draft Plan of Condominium Site Plan Approval (SPA) Committee of Adjustment (CofA) / Minor Variance applications Building Permit applications Support HCRA licensing and Tarion registration processes Team & Consultant Management Retain, manage, and oversee architects, engineers, planners, and consultants Lead multidisciplinary project teams and ensure alignment with project goals Financial & Schedule Oversight Monitor soft cost budgets and project cash flow Track and manage project schedules, milestones, and deliverables Risk Management Identify risks affecting project timelines, costs, design quality, and approvals Implement mitigation strategies to protect project objectives Stakeholder Engagement Maintain strong working relationships with municipal staff, community representatives, and internal teams Address conflicts or challenges that arise during the project lifecycle Reporting & Documentation Provide regular project status and design progress reports to senior management Maintain thorough and organized project documentation Qualifications & Experience Required Bachelor’s degree in Urban Planning, Architecture, Civil Engineering,
