On-Site Building Manager (Condominium)

Location: Kelowna, British Columbia
Property: Approximately 120 Residential Units
Position Type: Permanent Part-Time
Compensation: Contractor Position – $50.00 per Hour

Position Overview

We are seeking a dependable, proactive, and hands-on On-Site Building Manager to oversee the day-to-day operations, maintenance, and resident services for a well-maintained condominium community in Kelowna, BC.

This role is ideal for an individual with strong building maintenance experience, practical handyman skills, and knowledge of pool operations. The successful candidate will play a key role in maintaining the property, coordinating contractors, supporting residents, and ensuring the building remains safe, clean, and professionally managed.

Key Responsibilities

Maintenance & Repairs

- Monitor, coordinate, and oversee common-area maintenance and repair activities, including doors, lighting, fixtures, and minor water leaks.
- Perform routine minor repairs, painting, light carpentry, lighting replacements, and carpet maintenance as required.
- Identify maintenance issues and coordinate appropriate corrective actions.

· Liaise with contractors, and when needed obtain approval from council to hire an additional contractor if a repair is required.

Pool & Hot Tub Operations (Summer Season)

- Conduct pool and hot tub chemical testing and balancing twice daily.
- Clean, vacuum, and maintain pool, hot tub, and filtration systems.
- Ensure compliance with all applicable health, safety, and regulatory requirements.
- Maintain cleanliness and presentation of the pool deck and surrounding amenities.




- Monitor pool usage and help ensure compliance with established pool rules and regulations.

Building Operations

- Perform daily inspections of common areas, mechanical rooms, grounds, and exterior building components.
- Coordinate and supervise third-party contractors and service providers.
- Ensure common areas are clean, safe, and well-maintained at all times.
- Oversee waste management, recycling programs, and seasonal services, including snow removal and landscaping coordination.
- Program, test, and manage building access fobs for residents.
- Respond to and coordinate resolution of security-related concerns.

Resident Services

- Respond promptly and professionally to resident maintenance requests and general inquiries.
- Address resident concerns, complaints, and bylaw infractions in a fair and professional manner.
- Maintain a visible, approachable, and customer-focused presence within the community.

· Coordinate and schedule move ins and move outs and be onsite to monitor compliance and identify any possible damage.

Qualifications

Required

✔ Minimum three (3) years of building maintenance, property operations, or related experience
✔ Experience with pool maintenance, or willingness to obtain certification
✔ Ability to work independently and effectively prioritize competing responsibilities




✔ Strong interpersonal, customer service, and communication skills
✔ Basic computer proficiency, including email, digital work orders, and record keeping

Preferred Assets

- Pool Operator Certification
- Practical handyman experience, including basic carpentry, plumbing, and electrical work
- Previous experience working within a condominium, strata, or property management environment

Working Conditions

- On-site position with occasional on-call responsibilities for emergency situations.
- Work involves moderate physical activity, including lifting, climbing ladders, and working in mechanical rooms.
- Combination of indoor and outdoor work throughout all seasons.
- Adaptable schedule averaging approximately 4–8 hours per day, depending on operational requirements and seasonal demands.
