About the Opportunity

Smart Space Property Group is a Predictive Property Management company seeking a reliable, skilled Maintenance Specialist to handle property repairs, unit turnovers, and emergency service calls across our portfolio in the Greater Saint John, KV, and Hampton areas.

This is currently a flexible, project-based contractor position. Work volume varies from week to week based on tenant requests and scheduled maintenance loops, making it an ideal fit for self-employed tradespeople, contractors, or moonlighters looking to supplement their income. As our door count expands, this role is structured to transition into a dedicated, full-time position with access to a company-outfitted fleet vehicle.

Pay Scale & Compensation Structure

- Tiered Hourly Rate ($25.00 – $38.00 / hr):
- Top Tier ($32.00 – $38.00 / hr): Fully equipped technicians who carry their own Commercial General Liability (CGL) insurance and hold active WorkSafeNB clearance.
- Standard Tier ($25.00 – $30.00 / hr): Technicians covered under our company insurance umbrella while building up their trade setup.
- CRA Tax-Free Mileage: Billed at $0.73/km for using your personal vehicle between job sites.
- After-Hours Call-Out Bonuses: Earn a flat $100 bonus on top of hourly labor for emergency calls responded to outside standard shift hours.
- Prompt Invoicing Payouts: Fast turnover on submitted invoices upon work order verification.





Work Structure & SLA Batching

Work volume varies weekly based on tenant requests, but follows a predictable operational schedule so you can easily plan around existing projects:

- Non-Essential Maintenance (cosmetic/minor fixes): Batched and dispatched twice per month in geographic loops.
- Essential Repairs (quality-of-life repairs): Dispatched weekly.
- Emergency Calls (water, heat, safety issues): Dispatched immediately with a target 48-hour SLA (earning high-incentive bonus pay).
- Dispatch Windows: Routine work is scheduled within structured daily windows (Morning: 8:00 AM – 4:00 PM or Evening: 12:00 PM – 8:00 PM) to minimize back-and-forth travel.

Key Responsibilities

- Perform routine, non-essential, and essential maintenance repairs (e.g., cabinet hinges, slow drains, door latches, outlet replacement).
- Conduct unit turnover work and routine property inspections.
- Respond to urgent/emergency work orders using provided emergency stabilization kits and diagnostic tools.
- Maintain clean work areas and coordinate scrap/trash setup for our hauling team.
- Track work orders, photos, and job details via our mobile app system.

Requirements & Payment Terms

- Independent Contractor Setup: Must submit a valid written invoice or complete an on-site Payment Voucher before payment disbursement.
- Tools & Transport: Must possess a reliable personal truck or van and a complete set of standard hand and power tools for general maintenance (Level 1 core tools, e.g., cordless drill/impact combo, multi-bit screwdrivers, basic plumbing tools, multi-meter).
- Trade Skills: Practical experience in basic plumbing (clearing drains, fixing leaks), minor electrical (switches, outlets), carpentry/doors, drywall patch/paint, and appliance fixes.
- Reliability: Ability to diagnose issues independently, communicate clearly with property management, and complete work orders on time.

Pay: $25.00-$38.00 per hour
