This role is responsible for overseeing a diverse portfolio of non-profit and institutional residential properties, while providing leadership and mentorship to a team of Property Managers, site staff, and administrative personnel.
The ideal candidate is a strong people leader with extensive experience in residential property management, financial oversight, client relations, and regulatory compliance.
$70-$75k
Key Responsibilities
Portfolio Management
- Oversee the day-to-day operations of an assigned portfolio of residential properties
- Manage operating expenses and ensure financial performance aligns with established budgets
- Monitor rent collection and arrears management
- Administer leases and maintain positive tenant relationships
- Coordinate maintenance activities and oversee work order management
- Process purchase orders and manage contractor performance
- Prepare and present management reports for clients and senior leadership
- Develop annual operating and capital budgets
- Ensure properties are maintained to high operational and regulatory standards
Leadership & Team Management
- Lead, mentor, and support a team of Property Managers, site staff, and administrative employees
- Assist with recruitment, onboarding, performance management, coaching, and conflict resolution
- Foster a collaborative, customer-focused, and high-performing team culture
- Provide operational guidance and support across multiple properties
Client & Stakeholder Relations
- Build and maintain strong relationships with clients, residents, contractors, and external stakeholders
- Attend client meetings, including occasional evening meetings
- Respond to after-hours emergencies on an on-call basis as required
- Support special projects and additional assignments as directed
Qualifications
- Minimum 5 years of property management experience, including residential and non-profit housing
- Proven experience managing portfolios and leading property management teams
- Strong understanding of:
- Non-profit housing operations
- Government housing funding models
- Residential tenancy administration
- Experience preparing and presenting financial and management reports
- Strong knowledge of budgeting, operating expenses, and financial management
- Experience with contractor management and procurement processes
- Excellent lease administration and tenant relations experience
- Solid organizational and project management skills
- Excellent analytical and problem-solving abilities
- Proven leadership experience with staff development, coaching, recruitment, and performance management
- Excellent written and verbal communication skills
- Strong proficiency with Microsoft Office, including Excel, Word, Outlook, and Access
Preferred Qualifications
- Experience managing former federal or provincial non-profit housing portfolios and co-operative housing
- Knowledge of:
- Residential Tenancies Act (RTA)
- Housing Services Act (HSA)
- Rent-Geared-to-Income (RGI) regulations
- Co-operative Housing Bylaws
- Ontario Fire Code
- Ontario Building Code
- Landlord and Tenant Board (LTB) proceedings
- Experience using Yardi or similar property management software
- Strong lease negotiation skills
- Experience with contract management and trade supervision
- Working knowledge of the Ontario Occupational Health & Safety Act
Additional Requirements
- Reliable vehicle required for regular travel between properties throughout the Greater Toronto Area
- Ability to participate in an on-call rotation for after-hours emergencies
- Ability to attend daytime and occasional evening client meetings
