Project Manager – General Contractor

About the Company

Our client is an established General Contractor based in Barrie, Ontario, with a diverse portfolio of construction projects across the commercial, institutional, industrial, and multi-residential sectors.

The company manages multiple projects simultaneously, ranging from smaller renovations and additions to complex new construction projects valued at $30M . Due to continued growth, they are looking for an Intermediate Project Manager to join their team and take ownership of projects from pre-construction through completion.

Position Overview

The Intermediate Project Manager will be responsible for managing construction projects from the planning and pre-construction stages through to project completion and closeout.

The ideal candidate is a hands-on construction professional with solid experience working for a General Contractor and a strong understanding of project execution, contract administration, scheduling, budgeting, and subcontractor coordination.

This position offers the opportunity to work on a diverse range of projects while collaborating closely with clients, consultants, subcontractors, suppliers, and internal teams.

Key Responsibilities

- Manage construction projects from pre-construction through completion and closeout.
- Develop and maintain project schedules, budgets, forecasts, and cash-flow projections.
- Review drawings, specifications, contracts, scopes of work, and tender documents.
- Coordinate and manage subcontractors, suppliers, consultants,



and other project stakeholders.
- Monitor project progress, costs, quality, and schedule performance.
- Manage RFIs, submittals, change orders, site instructions, and other project documentation.
- Review and negotiate subcontractor scopes, pricing, change orders, and claims.
- Prepare and review progress payment applications and invoices.
- Maintain accurate project documentation and ensure contractual requirements are being met.
- Identify potential project risks and develop mitigation strategies.
- Work closely with the Site Superintendent to ensure projects are progressing according to schedule, budget, and quality expectations.
- Coordinate with architects, engineers, consultants, owners, and municipal authorities as required.
- Participate in project meetings and provide regular updates to clients and senior management.
- Monitor project financial performance and take corrective action when necessary.
- Assist with procurement and ensure materials and long-lead items are ordered in accordance with the project schedule.
- Support project turnover, deficiencies, commissioning, and closeout activities.
- Maintain strong relationships with clients and project stakeholders throughout the construction process.
- Ensure compliance with health and safety requirements, building codes, and applicable Ontario regulations.





Qualifications

- 3–7 years of construction project management experience.
- Experience working for a General Contractor is strongly preferred.
- Experience managing commercial, institutional, industrial, and/or multi-residential projects.
- Experience managing projects ranging from smaller construction/renovation projects to $20M–$30M is an asset.
- Strong understanding of construction processes, contracts, scheduling, budgeting, and cost control.
- Ability to read and interpret architectural, structural, mechanical, and electrical drawings.
- Experience with RFIs, submittals, change orders, progress claims, and contract administration.
- Strong knowledge of Ontario construction practices and applicable regulations.
- Strong communication, negotiation, and problem-solving skills.
- Highly organized with the ability to manage multiple priorities and deadlines.
- Robust attention to detail and ability to work independently.
- Proficiency with Microsoft Office, particularly Excel.
- Experience with construction management software such as Procore, Autodesk Construction Cloud, or similar platforms is an asset.
- Post-secondary education in Construction Management, Civil Engineering, Architecture, or a related field is preferred.
