WHAT WILLYOUDO?

- Responsible for managing resident requests and engaging in proper follow-up to ensure work orders are completed ina timelyand satisfactory manner. This includes but are not limited to maintenance, pest, qualityassuranceand general work orders.
- Deliver excellent customer service to develop long-term relationships with our valued residents.
- Prepare units for occupancy including but not limited to painting, drywall repairs, heating,plumbingand minor electrical repairs. Ensure market ready apartments,common areas, and amenities are clean andmaintaineddaily to Avenue Living Residential quality standards.
- Participate in property improvements and preventative maintenance scheduled tasks.
- Perform repairs and maintenance to building systems and conduct regular inspections.
- Complete routine repairs such as exterior door adjustments, hinges, and locks.
- Execute routine and preventative maintenance for all building equipment including but not limited to boilers, HVAC, general plumbing systems, and minor electrical including plugs, switches, and lights.
- Troubleshoot HVAC systems and perform regular filter replacements.
- Have a safety-first attitude by completing all requested training by deadline and focus onmaintaininga clean and secure job site and the ability toidentifyrisks and hazards.
- Perform daily ground maintenance of the properties including picking up and disposing of garbage and rubbish.
- Maintainaccuratedetails of work orders, boiler checks, snow logs, etc. using our various systems and applications.
- Deliver and remove materials and appliances,assistingwith installation and disposal of any other unneeded materials asrequired.
- Maintain and organize inventory of supplies and tools.
- Coordinate with Senior Leadership topurchasemaintenance supplies and materials from vendors and ensure purchase orders are approved.




- Be available for scheduled On Call and respond to emergency work orders asrequired.
- Other duties asrequired.

WHATWILL YOUNEED?

- 3-5 years’ experience in general maintenance and repairs in a residential or commercial environment.
- A technology-savvy skillset with the ability to work within multiple programs and systems at the same time via mobile phone.
- Strong communicationskills with the ability to adapt communication style to meet Resident needs.
- A passion for delivering excellent customer service with strong relationship-building skills.
- Must be able to supply your own tools and CSA steel-toed boots.
- Mandatory requirementto beclean shaven to wear a respirator asrequired.
- Avaliddriver'slicense, clean driver’s abstract,and access to a reliablevehicle.
- Ability to workoutside ofnormal business hours and be part of the On Call Rotation.
- Must complete& passa criminal record check.
