About the Role The Commercial Property Manager is responsible for the overall operational, financial, and tenant‑facing performance of a commercial real estate portfolio in the Greater Halifax Area. This role provides leadership in building operations, tenant relations, budgeting, maintenance planning, and project delivery to ensure assets operate efficiently and deliver a best‑in‑class tenant experience. Key Responsibilities Lead tenant relations, including escalations, lease discussions, renewals, negotiations, and enforcement of lease obligations. Maintain solid tenant satisfaction through proactive communication and timely resolution of operational issues. Oversee daily building operations, maintenance programs, contractor performance, and service delivery. Conduct property inspections and ensure compliance with building standards, health & safety requirements, and environmental regulations. Manage preventative maintenance, repairs, and capital projects, ensuring efficient execution and documentation. Develop and monitor annual operating budgets and capital plans; approve invoices,control expenses, and analyze variances. Oversee rent collection, accurate lease administration, reconciliations, and financial reporting; provide regular operational and financial updates to ownership or senior management. Procure and manage vendor contracts, including scheduling, compliance oversight, and quality verification of completed work. Ensure adherence to building codes, safety legislation, environmental standards,



and internal policies; lead emergency preparedness and incident response activities. Maintain accurate property records, documentation, service logs, and regulatory reports. Lead construction, renovation, and tenant improvement projects, including budgeting, tendering, scheduling, and contractor coordination; manage quality control and change orders. Supervise and mentor property staff, promoting a collaborative and service‑oriented culture focused on operational excellence. Qualifications Post‑secondary education in business, real estate, property management, construction management, or a related field. 5+ years of experience in commercial property management or equivalent real estate operations. Strong knowledge of commercial leases, building systems, and property operations. Proven financial management skills, including budget development and variance analysis. Excellent communication, negotiation, and relationship‑building abilities. Proficiency in property management software (e.G., Yardi, MRI) and Microsoft Office. Professional designations such as RPA, CPM, or BOMI certifications are considered assets.
