Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will contribute to delinquency and rent collection to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income received from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily all accounts receivable.
- Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include bill back of utilities where applicable.
- Manage end-of-the-month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Employ consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance with Company policies and procedures.
- Strategic Leasing Management — ensure effective leasing techniques, follow-up procedures, lease signing/documentation, and accurate reporting systems.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter).
- Show, lease, and move in prospective residents.
Administrative Management
- Maintain excellent customer service and monitor service request turnaround and maintenance responsiveness.
- Maintain property appearance and ensure timely repairs; conduct regular property inspections and tours.
- Assist with supervision of business operations related to property management.
- Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids from vendors, manage service quality).
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position, or move about to accomplish tasks; may involve standing, walking, and repetitive motions.
- Occasionally required to ascend/descend ladders, stairs, and other work surfaces; may operate vehicles and equipment; may work in various environments including outdoor conditions.
- Ability to lift and move up to 25 lbs; may work overtime, weekends, and night hours as needed for emergencies.
Compensation and Benefits
At Asset Living, compensation decisions consider factors such as skill set, background, certifications, and experience. Offers may include total rewards that include medical, dental, vision, life, accidental and disability insurance, 401K with employer matching, commission and performance bonuses where applicable. Full time employees may receive paid sick days and holidays.
Salary Range: $25 per hour
