We are seeking an in office Building Operator to join the Brookfield Properties Office Division in Calgary, Alberta. This position involves providing tenants of the Bankers Hall Complex with a high level of customer service in the completion of tenant requests. Reporting to the Operations Supervisor, the Building Operator position is responsible for the daily operation, maintenance, and repair of complex HVAC, mechanical, electrical, and plumbing systems to ensure safe and efficient operation of the complex. Tenant satisfaction and comfort must be at the forefront of everything the operator does through delivery of a high level of customer service in every interaction.

Role & Responsibilities

- Complete all shift duties and Preventative Maintenance tasks
- Respond to building emergencies such as power failures, floods, and fire alarms
- Conduct water treatment for Steam and Hot water Boilers, condensers and closed loop systems
- Participate in the annual power shutdowns.
- Mentor and train new hires, ensuring that they gain operational proficiency and competency across the Bankers Hall Complex.
- Address tenant requests and complaints promptly with a high degree of customer service.




- Work with Tenant Services to ensure tenants are updated in a timely manner regarding requests or issues that may adversely affect tenant comfort and cannot be immediately resolved.
- Coordinate with Tenant Services to ensure that tenants are made aware of all non-emergency work to be completed in their space with at least 7 days' notice
- Complete back of house cleaning, vacant space checks and other building pride initiatives.
- Ensure all equipment is operating to a high standard. Troubleshoot and complete minor repairs as needed.
- Ensure mechanical rooms and equipment are clean and tidy at all times.
- Ensure that HVAC schedules align with tenant leases and that an accurate database of current tenants is maintained.
- Review service reports from vendors and contractors for assigned projects including equipment/building repairs and general maintenance.
- Facilitate construction tours during projects.
- Immediately report EH&S; incidents, near-misses, unsafe conditions, and/or at-risk behaviors to their supervisor; then then diligently work to correct the problem.
- Promote safe work practices and safe working conditions in accordance with all Brookfield Properties Safe Work Procedures.
- Actively participate in Brookfield Properties H&S; policy reviews during the weekly toolbox meetings.
- Assists in preparing documentation for building certifications when required & assist with building initiatives such as Environment and Sustainability projects.




- Provide after-hours emergency on-site response as needed.

Your Qualifications

SERVICE / PERSONAL SKILLS:

A large portion of time in this position will be spent servicing tenant requests, and following up with day-to-day tasks and contractor's work. This daily interaction with customers demands an individual with a keen service orientation as exemplified by the consistent demonstration of empathy and courtesy in all customer interactions. Strong communication, interpersonal and organizational skills are required. Brookfield's level of service further requires the communication of a sincere desire to contribute to customer satisfaction by taking personal responsibility to resolve their concerns. The normal work schedule will be a rotation of three eight-hour shifts between 6:00 am to 7:00 pm, as well as a rotating 8:00 am to 4:30 pm weekend shift. At times overtime and on-call including evenings, weekends, and holidays will be required.

EDUCATION / DESIGNATIONS / LICENSES:

- Minimum high school diploma required
- 4th Class Power Engineering Certificate or greater required
- A trade background would be an asset

EXPERIENCE & TECHNICAL SKILLS :

- Five (5) years minimum experience as an operator in a high-rise building
- Must have knowledge and experience in operating, maintaining, and understanding large HVAC and electrical systems in commercial high-rise facilities.
- Must have operational knowledge of BAS (Building Automation System) systems including (but not limited to) troubleshooting issues and maintaining field devices.
- Must have a thorough understanding of complex mechanical and electrical systems, including pumps, motors, low-pressure steam, hot water boilers, chillers, cooling towers, and all air hand
