Cascadia Green Development is a growing real estate development company based in North Vancouver. Our portfolio includes residential, rental, commercial, medical office, and mixed-use projects at various stages of acquisition, entitlement, financing, construction, and completion.
As Cascadia continues to grow and advances several projects toward construction, we are looking for a Project Accountant to join our finance team. This position offers the opportunity to take ownership of the day-to-day accounting requirements of a diverse development portfolio while gaining meaningful exposure to project underwriting, financing, market analysis, and investment decision-making.
The Opportunity
Reporting to the Director of Finance and Accounting, the Project Accountant will be responsible for supporting the financial administration, accounting, and reporting requirements of Cascadia’s development projects and related corporate entities.
The role will manage project-level accounting activities, including accounts payable, development cost tracking, cash-flow forecasting, financial reporting, reconciliations, construction draws, and coordination across multiple project-specific companies.
The Project Accountant will work closely with the Director of Finance and Accounting, development managers, construction teams, consultants, lenders, investors, and project partners to ensure that project financial information is accurate, current, and clearly communicated.
In addition to their core accounting responsibilities, the successful candidate will support the financial analysis of Cascadia’s existing and prospective projects. This will include exposure to project underwriting, development pro formas, market research, financing analysis, scenario modelling, and investor reporting.
This position is well suited to an accounting professional who wants to build a career in real estate development and expand beyond traditional accounting into project finance and financial analysis.
Key Responsibilities
Project Accounting and Cost Management
- Manage day-to-day accounting activities for Cascadia’s development projects and related project-specific companies.
- Maintain accurate project ledgers, development cost reports, supporting schedules, and financial records.
- Review, code, and process consultant, contractor, supplier, and corporate invoices.
- Coordinate invoice approvals with development managers, construction teams, and senior leadership.
- Track project costs against approved budgets, commitments, contracts, and forecasts.
- Maintain detailed records of committed costs, incurred costs, outstanding invoices, deposits, and anticipated expenditures.
- Prepare project cost reports and identify material budget variances, timing differences, or emerging cost pressures.
- Reconcile development costs between accounting records, project budgets, quantity surveyor reports,
and construction draw documentation.
- Record and reconcile land costs, soft costs, hard costs, financing costs, development fees, deposits, recoveries, and intercompany transactions.
- Assist with project budget updates and cost-to-complete forecasting.
- Clearly communicate upcoming equity, debt, payment, and working-capital requirements.
- Support project close-out activities, including final cost reconciliations and the resolution of outstanding commitments.
- Support GST filings, remittances, and the tracking of input tax credits.
- Support month-end, quarter-end, and year-end closing processes.
Financial Analysis and Project Underwriting
- Support the preparation and maintenance of financial models for existing and prospective development projects.
- Assist with project underwriting, including revenue assumptions, development costs, financing costs, project cash flows, and investment returns.
- Update development pro formas as design, construction, financing, sales, leasing, and market assumptions change.
- Prepare sources-and-uses schedules, project cash-flow models, cost-to-complete analyses, and financing summaries.
- Assist with sensitivity and scenario analysis to assess project risks, opportunities, and capital requirements.
- Support market research and comparable analysis for residential sales, rental rates, commercial leasing, land values, construction costs, and other relevant assumptions.
- Assist with debt and equity financing processes by preparing lender packages, investor materials, due diligence information, and supporting financial schedules.
- Support the evaluation of potential acquisitions, development opportunities, and strategic project decisions.
- Prepare financial information and analysis for investors, lenders, project partners, and senior management.
- Work collaboratively with the development and construction teams to ensure that project financial models reflect current design, schedule, cost, and market information.
Qualifications and Experience
- Bachelor’s degree or diploma in accounting, finance, business, or a related field.
- CPA designation, active progress toward a CPA designation, or equivalent practical experience is preferred.
- Approximately three to five years of progressive accounting or project accounting experience.
- Experience in real estate development, construction, property management, or multi-entity accounting is considered a robust asset.
- Strong understanding of accounts payable, general ledger accounting, reconciliations, accruals, financial reporting, and internal controls.
- Experience tracking costs against project budgets, contracts, commitments, or cost-to-complete forecasts.
- Experience working with multiple legal entities and intercompany transactions.
- Strong Microsoft Excel skills and the ability to organize, analyze, and communicate complex financial information.
- Experience with accounting, project management, or enterprise resource planning software.
- Exposure to construction draws, project financing, financial modelling, development pro formas, or investor reporting is considered an asset.
- Familiarity with real estate development terminology, project lifecycles, and financing structures is considered an asset but is not required.
