Description

The Property Superintendent is responsible for overseeing the day-to-day operation, maintenance, repair, and custodial services of the Frankfort Family Reena Residence (FFRR), a newly developed supportive housing residence located at 165 Elm Ridge Drive, Toronto, ON M6B 1B5.

Reporting to the Facilities Supervisor, the Property Superintendent performs preventative and corrective maintenance, responds to resident requests, and ensures the building is protected, clean, and operating efficiently. The role also supports a variety of operational activities, including move-ins and move-outs, suite inspections, tenant communications, and coordinating contractors and service providers.

This is a live-in position, offering the opportunity to reside in a designated one-bedroom apartment within the Frankfort Family Reena Residence (FFRR), providing convenience while supporting the operational needs of the building and fostering a strong connection with the residential community.

The successful candidate must possess a valid Ontario driver's licence and have access to a reliable vehicle.

Key Responsibilities

- Responds to resident and/or employer’s requests, preventative initiatives and directives to perform building maintenance, repairs and custodial services
- Cleans common areas, including vacuuming, dusting, stripping and waxing floors, disinfecting garbage systems and other tasks as assigned




- Ensures all equipment and systems at assigned locations are operated in a safe and efficient manner, and in compliance with all applicable government codes and regulations
- Act as first point of contact, and ensures immediate action/maintenance of exterior landscaping, including snow removal, salt distribution and other tasks as assigned
- Initiates preventative maintenance, based on the requests entered in OTS, in accordance with the Facilities Supervisor
- Completes systematic property inspections of all building systems and physical building on a regular basis, documenting with established systems
- Assists with moving and set up, as required, and coordinating logistics
- Engages with contractors and service providers, as required, within pre-approved guidelines
- Maintains accurate records, reports and documentation as required
- Coordinates the waste disposal as required
- Complies with all applicable health and safety requirements/legislation and any other applicable legislative requirements to ensure adherence to at all times and reports any issues and/or concerns immediately to the appropriate parties and follows up as required
- Act as the first point of contact with contractors and other third-party vendors
- May be required for back up or relief for the Superintendent position at other locations as needed
- Other duties as assigned

Qualifications

- Minimum high school diploma required
- Ability to travel and possess own vehicle
- Minimum 3 years’ experience in a property service/superintendent/maintenance capacity required
- Valid Ontario driver’s license in good standing required
- Shift work may be required
- Experience and knowledge of plumbing, electrical, and painting required
- Certificates in any of the following preferred: Electrical, Plumbing, HVAC Technician, Facilities Technician, is an asset




- Able to plan and organize a variety of maintenance and repair tasks
- Self-motivation, initiative and flexibility
- Knowledge of and able to use a variety of tools
- Some experience with an order tracking system
- Knowledge with Microsoft Office suite

Working conditions

- Frequent interruptions of work
- Work may involve outdoor work, small spaces
- Must be available, by phone, 24 hours and on call on days required

Physical Conditions

- Ability to lift greater than 50 lbs
- Bending, twisting, repetitive movement, above/below shoulder activity
- Able to stand for long, push and pull

This is a unionized position; therefore, monetary entitlements, benefits, and working conditions are governed by the Collective Bargaining Agreement

Reena was established in 1973 by parents of children with developmental disabilities as a practical alternative to institutions. In 1977, Reena began receiving funding from the Ontario Ministry of Community and Social Services and since that time has grown to provide support for hundreds of individuals with developmental disabilities and their families. Reena offers a variety of services including: residential support, respite programs, counselling, therapy and advocacy.
