Maintenance Worker

Department: Maintenance Reports to: Director of Facilities Management Grade/Wage: Starting at $21.69 FLSA Status/Hours: Non-exempt, up to 40 Hours per week

Summary Under the general supervision of the Director of Facilities Management, performs routine and semi-skilled facilities maintenance, structural repairs, groundskeeping, and custodial tasks. Focuses on maintaining clean, safe, and fully operational County-owned facilities, responding to building service requests, and executing seasonal maintenance tasks.

Essential Duties And Responsibilities To perform this job successfully, an individual must be able to perform each essential function satisfactorily and in a timely manner. The following duties are normal for this position. These are not to be construed as exclusive or all inclusive. Other duties may be required or assigned.

- Perform comprehensive floor and surface care, including stripping, waxing, buffing, vacuuming, and shampooing carpets in offices, corridors, and public spaces across County buildings. Wash walls, windows, and sanitize common areas.
- Execute interior and exterior structural painting, surface preparation, and drywall repairs. Refinish, repair, and maintain wood surfaces, doors, trim, and office furniture.
- Perform basic, semi-skilled plumbing and electrical repairs (e.g., replacing fixtures, clear drains, fixing switches). Monitor automated HVAC control interfaces daily to perform minor operational comfort adjustments under direction.
- Provide groundskeeping and exterior maintenance across facilities, including lawn mowing, weed trimming, tree pruning, landscape layout care,



and clearing debris from walkways and parking lots.
- Operate heavy machinery and equipment including commercial snowplows, snowblowers, trucks, and salt spreaders to ensure County parking areas and sidewalks are safely cleared during winter weather operations.
- Conduct routine safety inspections of mechanical rooms, fire extinguishers, emergency exit lighting, and facility perimeters, reporting deficiencies or structural hazards to the Director.
- Assist in monitoring inventory levels of cleaning agents, chemical solutions, maintenance parts, and trade tools. Safely store and mix chemical solutions according to manufacturer guidelines.
- Respond to facility emergency requests (e.g., pipe leaks, power outages, structural damage) after standard working hours on an on-call rotational basis.
- Prepare and set up meeting rooms, community halls, or judicial chambers, including configuring tables, chairs, and basic administrative electronics. Move heavy furniture or cargo shipments across offices as requested.
- Maintain accurate records of completed work orders, asset inspections, vehicle maintenance logs, and material receipts within the internal facility tracking database.

Education and/or Experience

- High School Diploma or General Education Development (GED) equivalent.
- Minimum of two years of professional experience in commercial building maintenance, property operations, or a relevant construction trade.




- Possess and maintain a valid driver’s license with an acceptable driving record.

Knowledge, Skills, And Abilities

- Working knowledge of the methods, materials, equipment, and safety precautions utilized in basic carpentry, painting, plumbing, and electrical trades.
- Ability to safely operate commercial lawn care machinery, small power tools, hand tools, and winter road clearing vehicles.
- Ability to read and accurately interpret equipment operation manuals, technical schematics, safety protocols, and Material Safety Data Sheets (MSDS).
- Effective interpersonal and communication skills to interact professionally with County staff, department heads, and members of the public.
- Strong organizational and time-management skills to independently prioritize task assignments and meet building operational demands.

Technological Skills Basic technical proficiency to log work orders, respond to team emails, and navigate digital facility maintenance software or direct Digital Control (DDC) interfaces.

Regular lifting, carrying, pushing, and pulling of objects weighing up to 50 pounds frequently, and up to 100 pounds occasionally. Requires prolonged periods of standing, walking, bending, crawling, kneeling, and climbing ladders or scaffolding at heights up to 25 feet.
