Mississauga, ON | Full-Time | Fully Onsite $70,000–$90,000 Envy Consulting Group is recruiting a Senior Property Accountant on behalf of a well-established, privately owned organization with a diverse portfolio of retail, commercial, and residential properties. Reporting to Finance Leadership, this role will oversee full-cycle property accounting, financial reporting, tenant ledgers, lease-related reconciliations, accounts payable, intercompany balances, and tax compliance across a complex multi-entity portfolio. The Opportunity

This is a hands-on position for an experienced property accountant who is comfortable managing multiple properties, legal entities, tenants, vendors, and reporting deadlines. The successful candidate will work closely with finance, property management, landlords, tenants, and senior leadership to ensure accurate reporting, robust controls, and timely resolution of accounting matters.

Key Responsibilities Manage full-cycle accounting and monthly financial reporting for retail, commercial, and residential properties Maintain tenant ledgers, rent rolls, deposits, collections, and outstanding balances Review lease agreements and landlord schedules for base rent, CAM charges, property taxes, and other occupancy costs Complete annual CAM, operating-cost, and property-tax reconciliations Calculate and invoice tenant utility and sub-meter rebillings Prepare journal entries, accruals, balance-sheet reconciliations, and variance analysis Perform monthly bank reconciliations and monitor daily cash requirements Manage intercompany transactions, funding transfers,



and balance reconciliations Maintain fixed-asset, depreciation, mortgage, and loan amortization schedules Review and process high-volume vendor invoices and property-related payments Prepare monthly, quarterly, and annual HST returns through CRA Netfile Support audits, year-end reporting, and MPAC Property Income and Expense Returns Assist with budgets, forecasts, capital projects, and process improvements The portfolio includes significant transaction volume, including hundreds of monthly vendor invoices, multiple leaseholder entities, and numerous property-tax and utility accounts.

Qualifications Five or more years of progressive property accounting experience Experience supporting a multi-entity commercial, retail, residential, or mixed-use portfolio Strong knowledge of full-cycle accounting, commercial leases, tenant billing, CAM recoveries, and property-tax reconciliations Experience with intercompany accounting, cash management, fixed assets, and mortgage amortization Knowledge of Canadian HST reporting and CRA Netfile Advanced Microsoft Excel skills, including pivot tables, lookups, and financial modelling Experience with Sage 300, Spectra Property Management Software, or a comparable ERP or property-management system CPA designation or progress toward completion is considered an asset Strong analytical, organizational, and problem-solving skills Compensation and Work Arrangement $70,000–$90,000 base salary , based on experience Fully onsite in Mississauga Stable opportunity with an established, privately owned organization Exposure to a diverse and complex real estate portfolio
