Senior Manager/Controller, Development Accounting & Finance About this Role The Senior Manager/Controller, Development Accounting & Finance ("the Controller") leads the development accounting and finance function and is responsible for the financial management of all development projects and related real estate entities. This role oversees project proformas, development accounting, corporate cash flow forecasting, construction financing, loan draws, lender compliance, insurance administration, and tax compliance.
The Controller plays a hands‑on role in managing project financial reporting, supporting financing activities, and ensuring the accuracy and integrity of development financial information. This position also leads and develops the development accounting team while establishing solid financial controls, processes, and reporting across the development portfolio.
Key Responsibilities Development Finance & Project Financial Management
Lead financial oversight of development projects including project proformas, financial models, and investment analysis.
Review and validate development project budgets, forecasts, and financial projections.
Provide financial insight and analysis to support development and acquisition decisions.
Ensure financial accuracy and consistency between project financial models, budgets, and accounting records.
Review project reporting packages and ensure alignment with corporate financial projections.
Oversee accounting for development entities including job cost reporting, work‑in‑progress tracking, and cost of sales.
Ensure accuracy and completeness of project financial statements and development reporting.
Review key reconciliations and financial reporting prepared by the development accounting team.
Ensure strong internal controls and consistent accounting practices across all project entities.
Support month‑end, quarter‑end, and year‑end reporting for development entities.
Project Financing & Corporate Cash Flow Management
Lead preparation of construction financing applications and supporting financial analysis.
Review lender commitment letters and coordinate financing conditions precedent.
Oversee preparation and submission of construction loan draws and supporting documentation.
Manage lender reporting requirements and compliance, monitor responses.
Lead preparation and maintenance of development project cash flow forecasts.
Integrate project cash flow forecasts into consolidated corporate cash flow projections.
Compliance, Tax & Insurance
Oversee GST, tax reporting, and regulatory compliance related to development project entities.
Coordinate with external advisors and lead the process for year‑end engagements and tax filings for development project entities.
Manage project and property insurance programs, including renewals and claims coordination.
Ensure compliance with financing agreements, loan covenants, and other contractual obligations.
Team Leadership & Process Improvement
Lead and develop the development accounting and finance team.
Provide mentorship, guidance, and training to Development Accountants and Analysts.
Establish clear expectations, accountability, and performance standards for the team.
Identify opportunities to improve financial processes, reporting efficiency, and internal controls.
Support implementation of financial systems, dashboards, and reporting improvements.
Other projects, duties and tasks assigned by the CFO and the Director, Accounting & Finance.

Build strong working relationships across Development, Finance, and Operations teams.

Qualifications
Bachelor’s degree in Accounting, Finance, or related field.
8+ years of progressive accounting and finance experience.
Significant experience in real estate development accounting and project finance.
Strong understanding of development proformas, construction financing, and project cash flow management.
Experience with lender reporting, loan draws, and financing compliance.
Proven ability to lead and mentor accounting team members.
Advanced Excel and financial modeling skills.
Strong organizational, analytical, and communication skills.
Self‑motivated and comfortable working in a fast‑paced, entrepreneurial environment.
Salary range is $135,000 to $155,000 commensurate with experience.
