Description The Asset Manager is a key member of the Real Estate team, responsible for the day-to-day operational and financial performance of Nch’ḵay̓’s real estate portfolio. Reporting to the Senior Director, Asset Management, this role focuses on implementing asset strategies, overseeing property management and leasing activities for a predominantly residential portfolio, and ensuring the portfolio meets its financial and community value targets. The Asset Manager serves as a bridge between high-level strategy and property-level execution, fostering strong relationships with tenants, partners, and Squamish Nation stakeholders.
Duties, Responsibilities, Authority and Accountabilities
Execute asset-level business plans and strategies developed by the Director to maximize portfolio value.
Perform detailed financial modeling and analysis, including NOI, IRR, and cash flow forecasting.
Assist the Director in overseeing acquisitions, dispositions, and recapitalizations, ensuring alignment with community metrics.
Prepare annual property budgets and monthly/quarterly performance reports for leadership review.
Monitor debt compliance and assist in financing/refinancing strategies.
Leasing & Tenant Relations
Coordinate with the leasing team and external brokers to drive occupancy and achieve rental rate targets.
Review and analyze lease proposals; participate in the negotiation of lease terms and renewals.
Act as a primary point of contact for high-level tenant relations and resolve complex property-level issues.
Support the Director in Indigenous leasing and procurement efforts, ensuring Squamish Nation member-owned businesses are prioritized.
Property Management Oversight
Supervise third-party property management firms to ensure efficient operations and adherence to Nch’ḵay̓ standards.
Conduct site-visits for quality control, track and report on deficiencies and create strategies for property enhacements.
Oversee capital expenditure (CapEx) projects, tenant improvements (TIs), and preventative maintenance schedules.
Ensure all properties comply with regulatory requirements and First Nations/Federal land management protocols.
Drive employment and procurement initiatives for Squamish Nation members within property operations.
Leadership & Culture
Mentor and provide guidance to staff and review staffing structures in order to maximize cohesion, engagement and efficiency

Reporting Responsibilities and Authorities from Supervisor
Reports to Senior Director, Asset Management.
Knowledge, Skills, and Experience
Bachelor’s degree in Real Estate, Finance, Business, or a related field. (DRE or CFA designation is an asset).
Advanced degree (MBA, MRE) preferred.
5–7 years of progressive experience in commercial real estate asset management or property management.
Advanced proficiency in Excel (financial modeling) and experience with real estate software (e.g., Yardi).
Demonstrated understanding of, or a robust willingness to learn, First Nation land management and the unique aspects of managing assets on Federal lands.
Exceptional negotiation skills and the ability to present complex financial data clearly to non-technical stakeholders.
Proven track record in leading high-performing teams and achieving results.
Strong financial acumen and analytical skills.
Excellent communication, negotiation, and problem-solving skills.
Proficiency in real estate software and financial analysis tools.
Special Requirements
Willing to work additional hours as required.
Able to travel to meet the demands of Nch’ḵay̓.
Qualifications Experience Required 5-7 years: Experience in commercial real estate asset management or property management.
