Building Operator – Class A Commercial Property

What You’ll Be Doing

Operate & Maintain World-Class Building Systems

- Oversee daily operation of HVAC, mechanical, electrical, plumbing, and life safety systems
- Perform daily rounds, log readings, and maintain accurate engineer records
- Execute preventive and reactive maintenance tasks using a CMMS
- Operate major equipment including boilers, chillers, pumps, generators, and BAS-controlled systems
- Support energy efficiency and system optimization initiatives

Hands-On Troubleshooting & Repairs

- Complete minor plumbing, mechanical, and general building repairs
- Maintain air handling units (filters, belts, fan alignment)
- Troubleshoot and repair Building Automation System issues
- Perform generator testing, pump repairs, chemical testing, and pipe system maintenance

Safety, Quality & Professionalism

- Maintain clean, organized,



and safe mechanical rooms and work areas
- Follow all Occupational Health & Safety requirements and best practices
- Use tools, equipment, and PPE confidently and safely
- Escalate unusual conditions or emergencies proactively

Tenant & Contractor Engagement

- Respond promptly and professionally to tenant service requests
- Support a positive tenant experience in a high-profile office environment
- Oversee external contractors to ensure work meets quality and safety standards

Growth & Collaboration

- Partner with a skilled operations team and assist other trades as needed
- Participate in ongoing training and professional development programs
- Contribute ideas to improve building performance and operational efficiency

What We’re Looking For

- BES Diploma, 3rd or 4th Class Operating Engineer, or Ontario Trade Certification
- 2–5 years experience in commercial building operations
- Strong working knowledge of HVAC, BAS, CMMS, and life safety systems
- Comfortable using hand tools, power tools, and diagnostic equipment
- Strong communication skills in English (verbal and written)
- A proactive, team-oriented mindset with a high standard of workmanship
