Position Overview
Our Client is a leading real estate asset manager with a robust development pipeline and a significant operating portfolio of multi-unit residential and other asset classes. Currently experiencing sustained growth and the absorption of current operating portfolios, the firm is seeking a Director/Manager to join its asset management team. This individual will oversee the execution of asset-level business plans and portfolio initiatives across their diversified national platform. This role is responsible for maximizing asset value by actively overseeing revenue strategy, operating performance, capital planning, ESG execution, valuations, and cross-functional coordination.
The ideal candidate brings institutional real estate experience with strong financial acumen and a proven ability to translate strategy into execution across operations, investments, and finance. Role Responsibilities
- Own the business plan and overall financial performance (NOI, cash flow, budget delivery) for assigned real estate assets, translating fund strategy into executable asset-level plans and measurable outcomes.
- Lead annual budgeting and in-year forecasting/reforecasting, including variance analysis,
corrective action plans, and clear performance reporting to senior leadership.
- Drive revenue strategy (pricing, yield/demand analysis, product mix) in partnership with operations to maximize occupancy, rental rates, and revenue quality across the portfolio.
- Oversee operating expenses and major spend decisions, identifying cost optimization opportunities without compromising tenant experience or asset standards; review/approve key operating and capital expenditures.
- Manage property manager and operating partner performance, setting targets, monitoring KPIs, and ensuring consistent execution of approved initiatives and service standards.
- Build and maintain multi-year capital plans (including ESG initiatives), prioritize projects, and execute approved capital allocation decisions with tight control of scope, timing, and ROI/impact tracking.
- Lead execution of asset-level ESG initiatives, integrate ESG into capital planning and underwriting, coordinate external consultants, and track ESG performance metrics and reporting requirements.
- Lead commercial initiatives (where applicable), underwriting lease economics, coordinating brokers/legal/ops, and tracking results against underwriting assumptions.
- Support quarterly/annual valuation and appraisal processes; maintain and defend key assumptions/models (Excel/Argus), prepare materials for governance, fund reporting, and audit requirements.
- Partner with Investments on acquisitions, dispositions, recapitalizations, and portfolio rebalancing—providing underwriting support, scenario analysis, and Investment Committee-ready materials grounded in operating realities.
- Develop performance dashboards and decision tools (e.g., Power BI/portfolio reporting) that surface drivers, risks, sensitivities, and execution progress for senior review.
- Serve as the central cross-functional “execution quarterback” across Asset Management, Operations, Finance, and Investments—documenting decisions, tracking deliverables, and escalating risks, delays, or deviations early.
Desired Qualifications
- 5–8+ years of experience in real estate asset management, portfolio management, investments, or institutional real estate environments (owner/operator, REIT, PE, or developer).
- Bachelor’s degree in Real Estate, Finance, Business, or related field required.
- Strong financial and analytical capability, including hands-on experience with budgeting, forecasting, valuations, capital planning, and investment underwriting.
- Demonstrated ability to drive asset-level performance through revenue optimization, expense management, and execution of business plans.
- Experience managing operating partners and property managers, with a track record of holding teams accountable to KPIs and performance targets.
- Proficiency in Excel and Argus required; experience with Yardi (or similar property management systems) strongly preferred.
- Practical experience supporting acquisitions, dispositions, recapitalizations, or portfolio optimization initiatives, including preparation of Investment Committee materials.
- Exposure to ESG initiatives, sustainability programs, or asset-level reporting frameworks is considered an asset.
- Ability to manage complex, cross-functional workflows across Asset Management, Operations, Finance, and Investments in a fast-paced environment.
- Highly detail-oriented, execution-focused professional with strong communication skills and the ability to translate strategy into results.
- MBA, CFA, or equivalent professional designation preferred.
