The base salary will be $70,560 - $100,680 per annum. Starting salary will be aligned with the successful candidate’s experience, skills, and demonstrated qualifications.

The Housing & Ancillary Services (HAS) portfolio is a self-funded Division generating over $100M in annual revenues and is comprised of more than 900 full-time and sessional employees. Our undergraduate residences and university-owned apartments are home to over 7,300 students from 66 different countries from around the world. We provide thriving residence communities which engage our diverse student population while supporting the academic mission of the University and ensuring profitability and cost effectiveness of the Housing operation.

Responsibilities

Reporting to the Associate Director, Housing Admissions & Occupancy, the Manager, Western Apartments & Off-Campus Housing will provide direct supervision and support to two Western Apartment Rental Offices and the Off-Campus Housing Service. The Manager will be actively involved in the promotion and marketing of the Western Apartments; will be the primary contact for tenants regarding all non-routine issues; and will strive to maintain a high level of customer service. The Manager will design educational programming initiatives that support student engagement within the Western Apartments for upper-year students, graduate/professional students and families and will evaluate these programs, utilizing the results to develop future student engagement strategies.

Qualifications

Education:





- Undergraduate Degree, preferably in business administration or related field

Experience:

- 5 years of experience in property, hotel or residence management, preferably with multi-residential operations
- 2 years of direct supervisory experience, preferably in a unionized environment
- Previous experience handling tenant and lease matters, resolving tenant disputes and behavioural concerns is preferred

Knowledge, Skills & Abilities:

- Knowledge of residential rental housing operations, including leasing, occupancy management, rent setting, renewals, and tenant relations
- Strong understanding of the Residential Tenancies Act, tenant rights and obligations, and the application of legislation within a university-operated housing context
- Knowledge of property management practices, including maintenance coordination, service standards, vendor follow-up, and issue resolution
- Understanding of sales, recruitment, and marketing strategies to support competitive rental rates and maximum occupancy
- Knowledge of student housing markets, rental trends, and cost drivers affecting student demand and placement
- Familiarity with university policies, union collective agreements, and HR practices within a public-sector or post-secondary environment
- Demonstrated people leadership skills, including supervision, coaching, recruitment, performance management, and workforce planning
- Strong operational planning and analytical skills, with the ability to review applicant, offers, and occupancy data to identify trends and improvements
- Proven ability to manage sensitive issues, including tenant disputes, lease conflicts, and escalated concerns, with professionalism, diplomacy, and confidentiality




- Strong mediation and conflict resolution skills, particularly in resolving roommate conflicts, tenant disputes, and policy or legislative disagreements
- Ability to develop and deliver student engagement, educational programming, and outreach initiatives tailored to diverse student populations (e.g. international, Indigenous, mature students, families)
- Knowledge of student development principles, including transition support, independence-building, and community integration
- Solid communication skills, both written and verbal, with the ability to create clear housing materials, policies, handbooks, newsletters, and online resources
- Experience overseeing or supporting websites, listings platforms, and housing databases, ensuring accuracy, timeliness, and usability
- Ability to analyze housing data and compile statistics, reports, and market insights for senior leadership and decision-making
- Strong stakeholder collaboration skills, working with marketing, facilities, HR, campus partners, and external community members
- High level of organization, judgment, and discretion, with the ability to manage high volumes of complex issues and competing priorities
- Commitment to service excellence, equity, student wellbeing, and risk-aware decision-making
