Senior Capital Acquisition Agent

Status: Regular Full Time
Salary Range: $120,401 - $150,501 per annum plus comprehensive benefits
Hiring Range: $120,401 - $135,451 per annum plus comprehensive benefits
Work mode: Hybrid - off site work must be within Ontario. At least two days per week on site are expected, with additional in person presence as operational needs evolve.
Location: 10 Peel Centre Drive, Brampton
Hours of work: 35 hours per week
About the Role
We are seeking a Senior Capital Acquisition Agent to lead real estate acquisitions for complex infrastructure projects (roads, water, and wastewater). In this key role, you will manage property acquisitions, complex transactions, and ensure timely, on budget project delivery. You will guide and mentor the team, offering expertise in legal, engineering, appraisal, and negotiation processes, while supporting policy implementation and managing relationships across project teams.
Key Responsibilities
- Lead property acquisition for complex infrastructure projects, covering residential, commercial, industrial, agricultural, and environmentally sensitive property types.
- Manage land acquisition planning, budgeting, and critical path analysis to meet project deadlines.
- Review engineering designs to assess property impacts and collaborate through environmental assessments and construction stages.
- Prepare and review complex appraisals and negotiate compensation for land transactions.
- Conduct strategic feasibility studies and recommend solutions for property rights acquisitions.
- Direct expropriation proceedings as necessary, ensuring compliance with legislation and regional policy.
What You Bring
- Expertise in property acquisition, negotiations, and project management.
- Proven ability to handle complex land transactions and deliver results on time and within budget.
- Robust leadership and mentoring skills, with a deep understanding of real estate laws, engineering, and appraisals.
Qualifications
- University degree or college diploma in a related field (e.g., Geography, Urban Planning, Urban Affairs and Real Estate).
- Membership with the Appraisal Institute of Canada and/or International Right of Way Association with an AACI and/or SRWA designation.
- Minimum of eight (8) years of municipal real estate experience, preferably in capital project land acquisitions.
- Thorough knowledge of applicable legislation related to capital projects, including Expropriation Acts, Municipal Act, and Environmental Assessment Act.
- Knowledge of Registry Office/Land Title Office procedures, legal surveys, plans, and engineering procedures related to property rights and acquisitions.
- Knowledge of general legal matters pertaining to the transfer of real property.
- Combination of education and experience may be considered.
Skills & Abilities
- Strong project management, organizational, and time management skills; ability to work in a fast paced multi project environment.
- Strong communication,
negotiation, and conflict resolution skills.
- Proficiency in MS Office and adept use of technology for real estate processes.
- In depth knowledge of Registry Office/Land Title Office procedures, legal surveys, and engineering plans for property acquisitions.
- Expertise in legal matters related to property transfers and acquisitions.
- Skill in preparing reports, solving complex problems, and recommending solutions for appraisals, settlements, and expropriations.
Work Arrangement
Hybrid work arrangement with a minimum of two days per week on site at the Brampton office, with additional in person presence as operational needs evolve. Off site work must be within the province of Ontario.
