The Prospect
As a Project Manager you will provide technical support to the property managers and be accountable for overall project planning, tendering, and construction management for the assigned commercial portfolio.
This is a hybrid position involving 4 days in office/on-site.
What You Will Do
- Manage capital and landlord work ensuring all projects are completed on time and within budget, including conformance to all policies, procedures, and external regulatory requirements for projects in the GTA and surrounding areas.
- Assist the Project Management Team, Leasing and Property Management with tenant and landlord scopes of work, budgets, and base building capital projects as required.
- Follow policies and procedures/criteria manual regarding construction project tendering, coordination, and purchasing.
- Acquire and maintain all necessary close out documentation, permits, and as built records.
- Resolve disputes and advise appropriate personnel and Property Manager of any project issues.
- Communicate and coordinate as necessary with tenants, consultants, engineers, contractors, and internal staff.
- Assist in developing and executing capital improvement programs.
- Deliver customer service excellence to both internal and external clients.
- Coordinate with designers and consultants to ensure drawings, specifications, and contract documents are prepared on time and on budget.
- Work with the consultant team to secure permits, municipal approvals, and entitlements.
- Act as the owner representative and ensure their best interests are maintained.
- Attend regular construction and site meetings for assigned projects throughout the GTA.
- Perform ongoing site reviews and quality control of construction projects.
- Perform routine safety site inspections.
- Alert internal clients of all issues impacting quality, timing, and cost of assigned projects.
- Sign off on all payables for capital projects and ensure obligations are met.
- Handle annual capital project financial reporting and tracking for all GTA commercial buildings.
- Provide monthly project reports including cost reporting.
- When a landlord commences tenant improvement work, coordinate the entire fit out process for newly developed space.
- Make recommendations for continuous improvement of policies and procedures.

- Perform other duties as required and assigned from time to time.
Contract Administration
- Assist in preparation and distribution of reports and correspondence to clients, tenants, and contractors.
- Liaise with contractors, consultants and accounting regarding invoicing and other matters as directed.
- Coordinate the annual capital program for the prescribed portfolio of properties.
- Track all budgets, cost control, including cost to complete and variances, and provide updates to internal and external clients.
- Prepare RFQ/RFP recommendations, initiate tender processes, tender analysis, and capital approvals; once approved prepare contract agreements, including CCDC requirements and bonding for execution.
Who You Are
- 5+ years' experience in a project management or coordination role, with a strong grasp of project management principles and the technical ability to read blueprints and specifications.
- Travel - A car and a valid driver's license are required; mileage will be reimbursed or car allowance provided.
- Previous commercial/industrial construction contracts and property management experience is an asset.
- Relationship/Leadership Skills - Able to communicate effectively and professionally, both orally and in writing; able to develop and sustain cooperative working relationships with senior management, contractors, tenants, and stakeholders; able to empower and coach staff to achieve performance goals.
- Organizational/Multi Task Skills - Ability to allocate time effectively, work under pressure, manage tight deadlines, handle multiple demands, adapt to changes, and work independently with minimal direction; detail oriented and accurate.
- Computer Skills - Advanced proficiency in Word and Excel, and experience with MS Project and AutoCAD viewer.
- Education - A related post secondary degree or diploma; high level of design, construction, and industry knowledge required.
- Decision Making Skills - Able to resolve problems using facts and sound reasoning; achieve goals strategically; display innovation and adaptability.
- Police Clearance - A criminal verification check is required for employment.
The expected base pay range is $100,000 - $130,000 per year. In addition to base pay, eligible BGO employees participate in incentive compensation plans and a broad range of competitive benefits.
