Synopsis: MCC Legacy Trust is a real estate endowment that manages a significant portfolio of development and rental properties to generate revenue for the international relief work of MCC (Mennonite Central Committee). MCC is a Christian non-profit organization that supports relief, development, and peacebuilding initiatives in over 53 countries worldwide, for example: refugee support for war-torn countries; humanitarian aid for areas affected by natural disasters; clean water, job creation, and education programs in developing nations; and reconciliation with Indigenous Peoples. MCC Legacy Trust is a unique organization for two reasons: 1) The work is imbued with a deep sense of purpose,

as every earned dollar will be deployed to help those in greatest need around the world; and 2) The work itself is carried out in accordance with MCC values that, in addition to financial sustainability and business excellence, prioritize integrity, stewardship, and positive relationships. The Director of Development will work closely with the President in providing leadership to the organization and direction to a variety of real estate development projects from conception to completion.The position will also be responsible for property management oversight of the rental portfolio. Responsibilities: Ensuring that MCC beliefs and values including social-justice, non-violent peacemaking, respectful interactions and working relationships are modeled and reflected in the performance of all work-related responsibilities. Development of accurate financial models, feasibility studies, pro-forma projections and business cases, RFPs, invoices, cash-flow reports, project schedules and timelines for real-estate development projects during their planning,

development and implementation phases to support effective decision-making and project monitoring for both Legacy Trust and potential external partners. Arranging and attending meetings with prospective project partners to present the MCC Legacy Trust development process and assess their organizational mission, vision, and priorities. Hiring and overseeing the work of architects, consultants, contractors and other service providers through feasibility studies and business cases. Ensuring that both current and future real estate development projects have timely and adequate financing arrangements through appropriate financial institutions, government agencies and other sources, i.e., chartered banks, credit unions, CMHC, BC Housing etc. Collaborating with the President in project negotiations, contract development, generating meetings and agendas, and creating agreements and legal contracts as necessary.

Conducting general research and market analyses to maintain a strong knowledge of the industry. Developing and executing strategic annual business/operational plans, including performance forecasts for a portfolio of rental apartments. Providing oversight to resident managers regarding operational issues including tenant relations, capital expenditures, and rent collections. Supporting communication plans for new projects including coordinating public engagement events, conducting meetings and building relationships with municipal staff, potential funders, and other project stakeholders, and working with the President in preparing and delivering presentations about MCC Legacy Trust. Personal Characteristics: Develop and maintain strong relationships with key stakeholders through use of excellent collaboration skills as well as strong written and verbal communication skills.

Demonstrate a great deal of initiative and the ability to effectively manage time and priorities with minimal supervision. Be approachable, humble, patient, positive, and teachable. Be an effective part of the Legacy team, valuing the contributions of each team member, and intentionally fostering strong personal and working relationships. Passionate about real estate development and the mission of MCC. Desired Skills and Experience: Post-secondary education in Architecture, Engineering, Construction, Planning or Commerce (Urban Land Economics and Real Estate), Diploma Urban Land Economics (D.U.L.E.) 5+ years of real estate development experience. 5+ years of apartment management experience. A strong familiarity with permit applications, local bylaws, and building requirements. Proven success securing approvals,

managing budgets and schedules for major development projects. Strong problem-solving skills, including the ability to analyze current business problems and implement recommended solutions. Proficient in Microsoft Office suite. Excellent communication skills, organization, and interpersonal skills. Ability to multi-task in a fast-paced working environment.
