We are seeking a relationship-driven and experienced professional from the multifamily residential construction industry to lead vendor and trade partner development across our growing portfolio.
This role is focused on building and strengthening supplier relationships, identifying and vetting recent trade partners, and supporting project teams with reliable, high-quality vendor networks. While procurement processes and pricing are part of the role, the primary focus is on relationships, market knowledge, and long-term partnership development.
Key Responsibilities
- Build and strengthen long-term relationships with trades, suppliers, and manufacturers locally and nationally
- Evaluate, select, and performance-manage suppliers and subcontractors, including financial and risk analysis.
- Lead procurement strategy across all projects and communities to deliver best value (price, quality, service, and speed).
- Negotiate material, labour, and subcontractor agreements, including multi-project and annual pricing.
- Support estimating and project teams with tendering, bid leveling, and contract negotiations.
- Develop and implement procurement policies, procedures, and risk mitigation strategies.
- Monitor commodity trends and conduct cost benchmarking to optimize spend.
- Lead cross-functional collaboration to align procurement decisions with organizational priorities.
- Establish and track KPIs and reporting metrics to drive cost savings and productivity improvements.
- Oversee end-to-end supply chain management, securing delivery schedules and mitigating potential disruptions.
- Negotiate bulk purchasing agreements and long-term partnerships to achieve sustainable savings.
- Ensure projects are positioned as preferred partnerships with competitive pricing and schedule commitment.
- Maintain compliance with corporate and provincial occupational health and safety requirements.
- Oversee equipment and asset management, including inventory systems, preventative maintenance, and purchase approvals.
- Ensure clear, timely, and professional communication with all internal and external stakeholders.
Qualifications and Experience
- Certified Professional Supply Management (CPSM) or Certified Purchasing Manager (CPM) qualification preferred.
- 5+ years of progressive procurement experience in construction (Multifamily preferred).
- Experience in multi-storey wood-frame construction and scope development.
- Strong negotiation, analytical, and financial evaluation skills.
- Experience with MS Excel, Bluebeam Revu, Procore, and ERP systems (such as Spectrum).
- Experience working with trades, subcontractors, and supplier networks
- Proven ability to build and manage vendor relationships
- Experience sourcing and onboarding new trades/vendors
- High integrity, strong work ethic, and a proactive, solutions-oriented mindset.
- Excellent communication skills across all organizational levels.
